When Is The Right Time to Sell

Have you thought about selling your home and not sure if you are ready to take that leap? Below are some items to consider when determining if it's the right time for you to sell:

Monetisation and Finances. Let's see how much you can get for it. How much equity do you have in your home. Before you test the market by leaping into a listing, I can provide you with a free home valuation and give you accurate and realaistic feel of the market we are in, so that you will be at the right starting point when you decide to sell.

Maintenance. Older homes need a lot of upkeep and the costs add up. You may consider buying a new home to save money and hassle.

Family. One of the biggest motivations for selling is when your family changes size. If your family is growing, or if the children are finally out of the nest, you may consider selling and relocating to a home the right size for your family.

I'll be happy to answer your questions and help you figure out the next steps.

Once the decision to sell is made choosing the right moment to sell comes next. And while it is a completely personal decision, please consider the following questions:
Who rules in the current market?
In a buyer's market, low buyer demand and an abundance of properties is likely to decrease the final price of your home. In a seller's market, higher buyer demand and a shortage of homes for sale will drive prices up. Each market has its own challenges and opportunities – but for you, waiting for a seller's market makes it easier to sell your home at the price you want - get the top dollar.

What time of the year is it?

Buyers are ready during the spring and early summer months. As people are dealing with the end of the year and attending parties, the housing market tends to slow down around the holiday season. However, needy buyers are still present during the winter, and ready to take advantage of dealing with less competition from other sellers. With the help of my marketing, your willingness to list your property during the off season often produces a great sale.

What's the condition of your home?
If your property is in need of some updates and repairs, it is a smart move to resolve these before listing your home. Buyers want a home that is clean and move-in ready.  If you don't want to make repairs before selling, that can work, but a special buyer is needed and the price may need to be adjusted according to the overall condition.

We can get our feet wet just by evaluating your home and a professional consultation on the selling process.

When you get a deeper and accurate feeling of the situation, you decide whether and when you want to sell.
